🛑 Booking Eligibility & Event Types
Age Requirement: The primary booker must be 25 or older.
Approved Private, Pre-registered Events Only: We welcome family & friend gatherings, family reunions, Milestone birthdays (30th, 50th, etc.), elegant baby showers, private corporate retreats, intimate celebrations, content creation, lifestyle photography, and private swim lessons
Strict No Open/Public Party, No-Promoter Policy: We explicitly do not allow open parties, ticketed events, public marketing/flyers, or unregulated guest counts. Failure to comply will result in immediate cancellation of the booking without a refund.
👥 Capacity & Guest Count
Maximum Capacity: Capped at 60 guests maximum. (Please DM us prior to booking if your group is over 30 to discuss parking considerations).
Saturday Bookings: Require a minimum booking of 10+ guests (except for same-day reservations).
Accurate Headcounts: You must only bring the exact number of approved guests on your reservation. Bringing unapproved guests and refusing to modify reservation will result in immediate eviction from the property without a refund.

Heating
This is the charge to heat the pool. Pool Water too cold??? Pool heating amenity is available when outdoor temperatures average 55 degrees or higher on a daily basis; otherwise sunlight determines the temp of water. The 24 hour notice applies during fall and early spring otherwise if you arrive and the water is not to your liking we can start heating immediately.
